Priced Out and Priced In: Strategies for Homebuyers in the Affordability Squeeze of 2025

July 7, 2025The American dream of homeownership, a cornerstone of national identity for generations, feels more like a distant mirage for many in the summer of 2025. The persistent housing affordability crisis has tightened its grip, leaving a vast majority of potential buyers feeling priced out, frustrated, and perpetually scrolling through listings that seem to exist in a different financial reality. The numbers are stark: a recent analysis from the National Association of Home Builders (NAHB) reveals that nearly 75% of U.S. households cannot afford a median-priced new home. This isn’t just a fleeting headline; it’s the lived experience of millions. Yet, amidst this daunting landscape, a new generation of determined buyers is rewriting the rulebook, finding innovative pathways to turn the key in their own front door. This isn’t just a story of economic hardship; it’s a story of resilience, creativity, and the relentless pursuit of a place to call home. If you’re feeling locked out of the market, this guide is for you. The Sobering Statistics of the 2025 Housing Market To understand the depth of the current challenge, we need to look at the data. The NAHB pegs the median new home price in 2025 at a formidable $459,826. To comfortably afford such a property, a household would need an annual income of over $141,000, a figure that prices out roughly 100 million households across the country. Compounding the issue are mortgage interest rates. While the volatile hikes of previous years have calmed, the “new normal” for a 30-year fixed-rate mortgage has settled in the mid-to-high 6% range. As of early July 2025, rates are hovering around 6.67%. While this is an improvement from the peaks, it’s a world away from the sub-3% rates that fueled the buying frenzy of the recent past. For today’s buyer, this elevated rate can add hundreds of dollars to a monthly payment, significantly shrinking purchasing power. Eric Tidmore, discount real estate broker and owner of 1 Percent Lists Scenic City in Chattanooga, says that this environment has also created a “lock-in” effect. “The vast majority of current homeowners are sitting on mortgages with rates far below today’s levels, making them extremely reluctant to sell and re-enter the market at a higher rate.” Tidmore added that the result is a chronically low inventory of existing homes for sale, which keeps prices stubbornly high despite the dip in demand. Rewriting the Homeownership Playbook: Creative Strategies for a New Era Faced with these formidable headwinds, savvy homebuyers are abandoning the traditional, one-size-fits-all approach. In its place, a host of creative and often collaborative strategies have emerged, born out of necessity and a refusal to be sidelined. 1. The Power of “House Hacking” This is arguably the most popular and effective strategy today. House hacking involves purchasing a property with the intent to generate rental income to offset the mortgage. The classic approach is buying a multi-unit property—a duplex, triplex, or even a four-plex—living in one unit, and renting out the others. The Federal Housing Administration (FHA) loan program is a house-hacker’s best friend, allowing buyers to purchase up to a four-unit property with as little as 3.5% down, provided they occupy one of the units. Other variations include renting out spare bedrooms, converting a basement or garage into a rentable Accessory Dwelling Unit (ADU), or even renting out storage space in your garage or attic. 2. Assembling a Team with Co-Ownership If you can’t qualify for a loan on your own, why not team up? Co-ownership with family or friends is on the rise. This strategy allows multiple buyers to pool their incomes and assets to qualify for a larger loan and share the costs of a down payment and monthly payments. While this requires a robust legal agreement outlining responsibilities, financial contributions, and a clear exit strategy, it can be a powerful tool for entering the market. 3. Exploring Creative Financing Don’t assume a traditional 30-year mortgage is your only option. Look into these alternatives: Assumable Mortgages: This allows a buyer to take over the seller’s existing mortgage, including its interest rate. Finding a seller with a low-rate, assumable mortgage can be a golden ticket in today’s market. Seller Financing: In some cases, a seller might be willing to act as the lender, especially if they own the property outright. This can offer more flexible terms than a traditional bank loan. Adjustable-Rate Mortgages (ARMs): ARMs offer a lower initial interest rate for a set period (typically 5, 7, or 10 years) before adjusting to market rates. If you plan to sell or refinance before the adjustment period ends, an ARM could save you a significant amount of money. The Lifeline of Down Payment Assistance The down payment remains the single biggest hurdle for many first-time buyers. The good news is that help is more available than ever. According to a Q1 2025 report from Down Payment Resource, there are over 2,500 down payment assistance (DPA) programs active across the country. These are not just for low-income buyers; many are designed for middle-income earners in high-cost areas. These programs come in several forms: Grants: Free money that does not need to be repaid. Forgivable Loans: Loans that are forgiven over a set period of time, as long as you remain in the home. Low-Interest and Deferred-Payment Loans: Loans that provide upfront cash for your down payment with favorable repayment terms. Crucially, the number of DPA programs that support the purchase of multi-family homes is growing, creating a perfect synergy for aspiring house hackers. To find programs in your area, start by visiting your state’s Housing Finance Agency (HFA) website. A Look Ahead: What to Expect for the Rest of 2025 No one has a crystal ball, not even a great real estate news website, like Shadowfire Press. Although, housing market experts predict a continued, slow march toward a more balanced market. The frantic price growth of the past few years is expected to continue to moderate, with Bankrate forecasting a tepid 2% appreciation for 2025. Inventory, while still tight, is slowly beginning to increase as more new construction hits the market and some sellers finally decide to move. For the determined and well-informed buyer, the affordability squeeze of 2025 is not an insurmountable obstacle but a challenge to be met with knowledge and strategic action. By expanding your horizons beyond the single-family home, exploring creative financing, and diligently researching down payment assistance, the path to homeownership becomes clearer. It may not be the straight and narrow road our parents followed, but for those who persevere, the rewards of building equity and creating a place to call your own are as compelling as ever. Family Law Attorney Launches New Service to Help Divorce Clients Save Money

March 11, 2025Divorce is often associated with high legal fees, drawn-out court battles, and emotional stress, leaving many couples searching for a more affordable and less adversarial way to separate. Recognizing this need, Braunstein Family Law & Mediation has introduced a new service designed to help divorcing couples save money and time while reducing conflict. Through neutral divorce mediation, the firm is offering an alternative to traditional litigation—one that focuses on cooperation, efficiency, and cost-effectiveness. By choosing mediation instead of hiring separate attorneys to battle in court, couples can resolve their divorce amicably and affordably. This new approach is reshaping the divorce process, making it more accessible for those who want a smoother transition into the next chapter of their lives. The Rising Costs of Divorce For many couples, the financial burden of divorce can be overwhelming. The average cost of a litigated divorce can range from $10,000 to $30,000 per person, depending on the complexity of the case. When each spouse hires a divorce attorney to represent them in court, legal fees quickly add up—especially if disputes over assets, child custody, or support payments escalate into lengthy court proceedings. Beyond attorney fees, there are additional expenses such as: Court filing fees and administrative costs. Expert witness fees, including financial analysts and child custody evaluators. Lost wages due to multiple court appearances. These costs can leave both parties financially drained, making it harder to move forward after the divorce is finalized. As more couples seek ways to minimize expenses, alternatives like neutral divorce mediation are gaining popularity. How Braunstein Family Law & Mediation is Changing the Game In response to the rising cost of divorce, Braunstein Family Law & Mediation has launched a neutral divorce mediation service to help couples resolve their differences without the high price tag of litigation. Instead of hiring separate attorneys who advocate for opposing sides, mediation involves working with a divorce mediator—a neutral third party who facilitates discussions and helps both spouses reach a fair agreement. Key advantages of this service include: Lower Costs – One mediator instead of two attorneys significantly reduces legal fees. Faster Resolution – Mediation can take weeks or months rather than years. Less Stress – A cooperative approach minimizes conflict and emotional strain. More Control – Couples create their own settlement agreements rather than leaving decisions up to a judge. By offering neutral divorce mediation, Braunstein Family Law & Mediation is providing a practical, cost-saving solution for couples who want to avoid the financial and emotional toll of a litigated divorce. Financial and Emotional Benefits of Mediation Choosing neutral divorce mediation over traditional litigation offers significant financial and emotional benefits. By avoiding lengthy court battles and excessive legal fees, couples can finalize their divorce with less stress and more financial stability. Cost Savings Mediation significantly reduces the expenses associated with divorce. Instead of paying for two separate divorce attorneys, couples share the cost of a single divorce mediator, who helps them reach a fair settlement. While a litigated divorce can cost tens of thousands of dollars per person, mediation typically costs a fraction of that amount. Additionally, since mediation allows couples to resolve disputes efficiently, they avoid extra costs related to court delays, multiple filings, and expert witnesses. Time Efficiency A courtroom divorce can take months or even years to finalize due to scheduling conflicts, legal motions, and ongoing disputes. Mediation, on the other hand, enables couples to work at their own pace and often reach an agreement within weeks or a few months. The faster resolution allows both parties to move forward with their lives more quickly and without unnecessary legal battles. Reduced Conflict and Emotional Toll Mediation encourages open communication and cooperation rather than a win-lose mentality. The mediator acts as a neutral party, helping both spouses navigate complex issues—such as child custody, spousal support, and asset division—without unnecessary hostility. This approach not only benefits the couple but also creates a more stable and less stressful environment for any children involved. Who Can Benefit from This New Service? Neutral divorce mediation is ideal for couples who are willing to negotiate in good faith and work toward a fair resolution. This service is particularly beneficial for those who: Want to keep their divorce costs manageable. Prefer a faster, more efficient divorce process. Are looking for a less stressful alternative to litigation. Wish to maintain a cooperative relationship, especially when co-parenting is involved. However, mediation may not be suitable for cases involving domestic violence, extreme power imbalances, or situations where one spouse refuses to communicate. In such cases, seeking representation from a divorce attorney may be necessary to ensure fairness and legal protection. About Braunstein Family Law & Mediation With a strong commitment to helping families navigate divorce in a cost-effective and amicable manner, Braunstein Family Law & Mediation provides expert guidance in family law matters. This matters so much to founder, Alana Braunstein, that she has hired a digital marketing agency to help get the work out about the new service. By launching its neutral divorce mediation service, the firm is empowering couples to take control of their divorce process while saving money and reducing stress. With extensive experience in both litigation and mediation, the firm is dedicated to providing solutions that prioritize financial savings, efficiency, and emotional well-being. Recap Divorce can be expensive and emotionally draining, but it doesn’t have to be. What Should I Do As An Agent In A Real Estate Market Shift?

December 8, 2022The once-hot realty market is starting to shift as we get out of the pandemic. Real estate brokers across the country are wondering how they can stay profitable in the current market shift of 2022. There have been higher mortgage rates, more inventory, and anxious sellers who give the green light to price reductions. We’ll be discussing what you can do to help your real estate agency stay ahead of the game and keep up with the current real estate market shift. The 2022 Real Estate Market Shift and Mortgage Rates It is no secret that the Fed raised interest rates earlier in the year. The Fed’s interest rate hikes have a wide range of impacts, but the real estate market is the most affected. Interest rates for a 30-year fixed-rate mortgage have risen from 3.22 percent to 5.81 percent since January. This has impacted the housing market by driving many potential homebuyers off the market and severely reducing the demand. You never want to hear that demand is declining and mortgage rates are rising. These two things tend to go hand in hand, but this market decline is not good news for agents. There are steps you can take that will mitigate the negative effects of the market shift in 2022 on your bottom line. What can Realtors do to keep up with the 2022 market shift? As a real estate broker, there isn’t much you can do to stop rising mortgage rates. You do have some control over your revenue. You can keep your income stable by improving your marketing strategy or fine-tuning sales techniques. What does this mean for realtors? To combat the 2022 shift in the real estate market, agents can focus their strategy on these areas: 1. Prospecting 2. Role-playing 3. Enhance Your Listing Presentation Skills 4. Analyzing Your Profit and Loss (P&L), Sheet 5. Recommit Face-to-Face or In-Person Client Relationships Real Estate Prospecting Prospecting skills and techniques are key to your success as a real estate agent. It’s essential to go back to basics when prospecting in order to combat market changes and gain some traction for the second half. This includes, but is not limited to: To nurture and obtain leads, reach out to clients past and present Redesign your prospecting letter to make sure it is more personal and distinctive Make sure your website is current with listings, forms, and other features. Participating in local workshops, community events, and gatherings to meet new clients and introduce yourself These are great ways for agents to get some momentum and gain a grip on the real estate market shift. Prospecting is about being visible in the communities where you live. Do not be afraid to meet homeowners at their homes. Just make sure you have your business cards with you. You can make a difference by being social and willing to go to local events. People will remember you when they are ready to sell or buy a house. Playing the role of a real estate agent Role-playing as a real agent is a great way for you to keep sharp and improve your communication skills. You can also try out new techniques. Regular training sessions with other agents can be conducted using role-playing to replicate interactions with buyers and sellers. There are many online resources that provide role-playing scripts. You may also develop your own. You can get together with colleagues to brainstorm some role-playing scripts. These will address the most common objections you hear from leads in the area. Focus on what you have seen in recent conversations with sellers and homebuyers. Next, practice your responses. Role-playing should be done at least once per week, ideally for just a few minutes each day. It not only keeps your mind sharp but also drills your message to potential clients. You can also switch partners, but remember that this exercise is meant to challenge each other. You can also poke holes in the sales pitch of your partner by bringing up as many objections as possible. Honing Your Presentation Skills as a Real Estate Agent A professional presentation is one of the best things you can do as a realty agent to counter a market shift. Listing presentations should set you apart from all other agents and make home sellers want to hire you. Your public speaking skills are crucial for real estate listing presentations. Practice, practice, and practice more public speaking to improve your skills. You should practice your presentation over and over until you feel confident in your delivery. Rehearsing in front of a mirror is a great way to practice. You can also record yourself using your smartphone. You can play back your recordings and spot any awkward pauses or gaps. Also, you can identify trouble spots in your writing where you frequently mumble words or use clunky sentences. Learning the latest technology for agents is another way to improve your real estate listing presentations. It’s a great way for you to improve your listing presentations and make them powerful lead-converting tools. Your slide presentations should be used as visual aids and not just word-by-word accounts or overviews of your message. Your visual aids will help you stay on track while you present your listings. It will also ensure that your listeners remain engaged during your presentations. Make sure you include a market analysis and keep your branding consistent throughout the presentation slides. Your brand’s colors should be maintained and your logo/brand image should appear on all slides. This increases your credibility and shows that you are serious about details. It will help convert your audiences into clients. Reexamining your Profit and Loss Sheet It’s important to stay calm during a market shift and not rush to make decisions about your day-to-day operations. However, it’s also important to review your profit and loss statement (P&L). Reduce costs and expenses whenever possible. The only way to do this safely is to carefully examine your P&L. You may be able, for example, to reduce the cost of pay-per-click advertising and save money by leveraging the power and potential of local Google My Business listings and organic search results for your agency’s site. Online lead generation can save you hundreds of dollars, and sometimes even thousands. This is a great way for your local real estate services to be more visible online and increase their credibility. You will then want to reduce any unnecessary expenses and spending. This can often be done by auditing your monthly spending to identify areas where you can reduce. You might be able, for example, to reduce the cost of subscriptions, cut down on lunch catering, or identify other spending habits that don’t really add value to your bottom line. These small expenses can quickly add up to your P&L, even though they may seem like minor ones. Recommit to In-Person Client Relationships A rededication to client relationships in person is one of the most effective ways real estate agents and brokers can combat market shifts. This is a combination of marketing and networking that will help you and your services get some attention and generate buzz about your real estate services. Here are some classic examples of in-person relationships: Open house events that focus on closing deals and networking among potential clients Door knocking to the community to introduce yourself, update homeowners or spark interest in the current market To network with potential homebuyers and sellers, attend local events like home-improvement-oriented trade shows It’s all about being creative in your client relations and networking strategies. To meet your customers face-to-face, you’ll need to get out and about in the communities where you live to market your services as a realtor. Here are some ways to combat the 2022 market shift You have a variety of tools and techniques available to you as a realtor to help you deal with any market change. It all begins with being a good realtor. This includes fine-tuning your prospecting tools and nurturing leads, as well as trimming unnecessary expenses from the P&L. These are just some of the steps that you can start to do to get back on track with your selling and marketing techniques. However, feel free to go in any direction you choose. Your best tool for combating the 2022 market shift is to find what works for you as a Realtor to sell homes. Real estate professionals know how important it is to stay on top of the latest trends. It’s also important to keep up with the latest marketing strategies and techniques in order to stay ahead of your competition. [...] Read more...

The Rise in Opioid-Related Deaths: A Public Health Crisis

August 25, 2022Opioids are a class of drugs that include natural and synthetic versions of opium. When opioids are taken as prescribed, they can be an effective treatment for chronic pain. Its history ‍first became prevalent in the United States in the early 1860s as a way to treat wounded soldiers. These soldiers were treated with morphine, and many developed dependencies and addictions to the drug in the years following the war In recent years, the use of prescription opioids has increased dramatically, as has the incidence of opioid-related deaths. Opioid abuse is now a recognized epidemic. According to preliminary data from the CDC’s National Center for Health Statistics, there were 100,306 drug-related deaths in the United States in the 12-month period ending April 2021. This is an increase of 28.5% over the 78.056 deaths that occurred at the same time last year. This is a public health crisis and something we need to address at the local and national levels. Let’s explore this topic together and see what we can do about it. What is an Opioid? An opioid is a type of drug that reduces pain by binding to receptors in the brain. The word opioid comes from “opiate”, a term that describes any drug that is similar to opium in its effect on the human body and mind. There are three main types of opioid medications: Natural or synthetic opium-based drugs, such as morphine and heroin Synthetic drugs that affect opioid receptors in the brain, such as methadone and fentanyl Synthetic drugs that block other opioids, such as naloxone Opioids can be highly addictive, and taking them without a medical reason is considered a form of misuse. That’s why they’ve been getting a lot of attention lately as a result of their misuse and abuse. What is causing the rise in opioid-related deaths? The Centers for Disease Control and Prevention (CDC) found that in 2016 approximately 42,000 people died of an opioid overdose. The majority of opioid deaths are caused by a combination of drugs, most commonly a combination of opioids and other drugs like alcohol. There are a number of factors that account for the increase in opioid-related deaths. These include an increase in prescriptions for opioids and the rise in heroin use. People who are addicted to opioids sometimes turn to heroin because it’s cheaper and easier to obtain than prescription opioids. With the increase in prescription drug use and the proliferation of illicit drug use, there are more opportunities for fatal overdose. How do opioids cause death? The CDC found that most opioid deaths involve a combination of opioid-type drugs and other drugs. Drugs with a high risk for fatal overdose include heroin, fentanyl, prescription opioids, methadone, and other prescription drugs such as benzodiazepines and antidepressants. Heroin: Heroin is a highly addictive opioid that is sometimes cut with other substances, such as fentanyl, a potent synthetic opioid. When a person uses heroin and fentanyl together, they are at a higher risk for an overdose because the user doesn’t know what they’re getting and could get more than they expect. This is especially dangerous because the effects are so unpredictable. Fentanyl: Fentanyl is sometimes prescribed as a painkiller. It’s 100 times more powerful than morphine and 30-50 times more powerful than heroin. Fentanyl is a major cause in opioid-related deaths because it’s so potent and it’s often mixed with other drugs. Prescription opioids: These include oxycodone, hydrocodone, codeine, and morphine. Prescription opioids are highly addictive and potent. They come in many forms, including patches, pills, syrups, and injections. The Importance of Containing the Opioid Epidemic Overdoses are now the leading cause of death for people under 50. It is important to note that the opioid epidemic isn’t happening because people suddenly want to die. The rise in opioid-related deaths is mostly happening due to the use of prescription drugs that are being misused. It’s important to understand how opioids are affecting people so we can come up with better ways to manage and treat pain. People who misuse prescription opioids often start by taking the drugs as prescribed, but then they become addicted to the feeling they get from the drug. Scientists have found that when people misusing prescription opioids try to quit, they experience a wide range of symptoms, including restlessness, muscle pain, insomnia, diarrhea, vomiting, rash, and sweating. These symptoms are often stronger than the desire to keep misusing the drug. Containing the epidemic means tackling it at the source: prescription opioids. How can we contain the opioid epidemic? The first thing we have to do is make sure our medical providers are prescribing opioids correctly. It’s important that people who truly need opioids get them. If a patient is misusing opioids, this means they’ll need help getting off the drugs. We can prevent people from misusing opioids in the first place by increasing the public’s awareness of the risks of prescription opioids. The government needs to increase funding for research into opioid addiction treatment. We need better data about opioid use and addiction so we can better understand and tackle the epidemic. Conclusion The rise in opioid-related deaths is a public health crisis. The opioid epidemic is being driven by prescription opioids. This is why it is important to make sure that medical providers are prescribing opioids correctly and that the public is aware of the risks of prescription opioids to prevent misuse. Containing the epidemic means tackling it at the source: prescription opioids. We need to increase funding for research into opioid addiction treatment, increase public awareness of the risks of prescription opioids, and improve data about opioid use and addiction so we can better understand and tackle the epidemic. Real Estate Franchises to reimburse for up to 1 billion to home buyers

April 25, 2022Federal commission suit now a class action; NAR, Realogy vow to appealDays after oral arguments, a judge Friday granted class certification in 1 of 2 federalcommission suits that could rock the real estate industry and impact how agents arecompensated nationwide. NAR Gets a Beatdown Federal commission suit now a class action; NAR, Realogy vow to appealDays after oral arguments, a judge Friday granted class certification in 1 of 2 federalcommission suits that could rock the real estate industry and impact how agents arecompensated nationwide https://www.shadowfirepress.com/the-economy/real-estate/problems-you-might-overlook-when-buying/ In a major blow to the National Association of Realtors and major real estatefranchisors, hundreds of thousands of homesellers can ask to be reimbursed for morethan $1 billion in commissions they paid to buyer agents in the past eight years as aresult of a federal court ruling on Friday. The National Association of Realtors and real estate holding company Realogy onMonday both signaled plans to appeal the ruling. Just days after hearing oral arguments, Judge Stephen R. Bough of the U.S. DistrictCourt in Western Missouri granted class certification in one of two federal commissionslawsuits that could rock the real estate industry and impact how agents arecompensated nationwide. In 2019, homeseller plaintiffs Joshua Sitzer and Amy Winger filed a lawsuit againstNAR, Realogy, RE/MAX, Keller Williams, and HomeServices of America and itssubsidiaries BHH Affiliates and HSF Affiliates alleging the sharing of commissionsbetween listing and buyer brokers violates the Sherman Antitrust Act by inflating sellercosts. Other plaintiffs, including Scott and Ronda Burnett, later joined the case. The Sitzer/Burnett suit, like a bigger federal case in Illinois brought by homesellerChristopher Moehrl, seeks to have homebuyers pay their broker directly, rather thanhaving listing brokers pay buyer brokers from what the seller pays the listing broker. A week ago, the court held oral arguments on the plaintiffs’ motion seeking to have theSitzer/Burnett suit certified as a class action and Bough rendered his decision Friday. “Plaintiffs argue that class certification is the superior method because each memberhas little incentive to control the litigation because the identical claims would result inuniform damages calculation, each class members’ damages will be small comparedwith the relatively high costs of bringing litigation, separate proceedings would produceduplicative efforts and risk inconsistent verdicts, and class action is the superior methodof adjudication because of the size of the case and issues involved,” Bough wrote in hisApril 22 order. “ he Court agrees with Plaintiffs that a class action is the superior method for fairlyand efficiently adjudicating the controversy.” The order means that the Sitzer/Burnett suit now represents sellers who paid a brokercommission in connection with the sale of residential real estate in Missouri listed onone of four MLSs — MARIS, Heartland MLS, Southern Missouri MLS, and the ColumbiaBoard of Realtors MLS — from April 29, 2014 to the present. NAR’s Response In an emailed statement, NAR spokesperson Mantill Williams told Inman the 1.5-millionmember trade group will look to a higher court to reverse the ruling.“We are disappointed in the decision and plan to appeal,” Williams said. Referring to multiple listing services, he said,”The pro-competitive, pro-consumer localbroker marketplaces serve the best interests of buyers and sellers. Local brokermarketplaces ensure equity, transparency, and market-driven pricing options for thebenefit of home buyers and sellers. These marketplaces reduce transaction costs byensuring, among other things, that a buyer broker and their client understand how muchthe listing broker will pay the buyer broker for procuring a buyer for the listed property. “Local broker marketplaces also level the playing field among brokerages, allowingsmall brokerages to compete with large ones, and provide for unprecedentedcompetition among brokers, including different service and pricing models.” In an unscheduled public filing Monday, Realogy informed its shareholders that it tooplanned to appeal the judge’s order, but stressed the uncertainty of the case’s outcome.“The Company intends to promptly petition the United States Court of Appeals for theEighth Circuit to pursue an interlocutory appeal of the decision on class certification, butthere is no assurance such appeal will be granted or result in a stay of the proceedings,”the company told investors. “The Company disputes the plaintiffs’ allegations against it in the antitrust litigation, believes that it has meritorious defenses, and will vigorously defend these actions.Litigation is inherently unpredictable and subject to substantial uncertainties andunfavorable resolutions could occur. Adverse developments or outcomes in current orfuture litigation, in particular pending antitrust litigation, may materially harm ourbusiness and financial condition.” In an emailed statement, Keller Williams spokesperson Darryl Frost told Inman thecompany was aware of the ruling, but declined to say whether the company wouldappeal. “The court did not decide the merits of the plaintiffs’ claims, which we categoricallydeny,” he said. “The case is far from over, and we will continue to vigorously defendourselves in court.” RE/MAX, HomeServices of America and its subsidiaries BHH Affiliates and HSFAffiliates declined to comment. The NAR rules they’re fighting over According to the judge’s order, the plaintiffs allege that the enforcement of certain NAR rules results in price-fixing that artificially inflates residential real estate broker commissions homesellers pay because sellers would not pay buyer brokers withoutthose rules. One of those rules is a NAR policy, sometimes known as the buyer broker commissionrule, that requires listing brokers to offer a blanket, unilateral offer of compensation tobuyer brokers in order to submit a listing to a Realtor-affiliated multiple listing service. The rule prohibits MLSs from publishing listings that don’t include an offer of compensation that is either a percentage of the list price or a definite dollar amount and can’t be a general invitation to discuss terms and conditions of possible cooperation. According to Bough, this rule is “the cornerstone of Plaintiffs’ alleged price-fixingconspiracy” and adds, “Plaintiffs contend this Challenged Rule requires every seller tomake a non-negotiable offer of buyer broker compensation.” The second rule is Standard of Practice 16-15 in NAR’s Code of Ethics, which statesthat “In cooperative transactions Realtors shall compensate cooperating Realtors” —another rule the plaintiffs contend requires sellers to offer compensation to the buyerbroker. The third rule is the code’s Standard of Practice 16-16, which states: “Realtors, actingas subagents or buyer/tenant representatives or brokers, shall not use the terms of anoffer to purchase/lease to attempt to modify the listing broker’s offer of compensation tosubagents or buyer/tenant representatives or brokers nor make the submission of anexecuted offer to purchase/lease contingent on the listing broker’s agreement to modifythe offer of compensation.” The plaintiffs allege this rule hinders consumers’ ability tonegotiate buyer broker compensation. The fourth rule is the code’s Standard of Practice 3-2, which says: “Any change incompensation offered for cooperative services must be communicated to the otherRealtor prior to the time that Realtor submits an offer to purchase/lease the property. After a Realtor has submitted an offer to purchase or lease property, the listing brokermay not attempt to unilaterally modify the offered compensation with respect to thatcooperative transaction.” The plaintiffs allege this rule inflates commissions “byeliminating opportunities” for consumers to be able to negotiate the buyer brokercommission. According to the plaintiffs, the real estate franchisor defendants require each of theirfranchisees, subsidiaries, brokers, and agents to abide by the four rules.“For example, Plaintiffs point to various Policies and Procedures Manuals andFranchise Disclosure Documents of the Corporate Defendants which requirecompliance with the NAR Code of Ethics and either require or strongly encourage NARand local MLS membership,” Bough wrote. “Plaintiffs argue enforcement of the Challenged Rules is important to the CorporateDefendants because most of their profits are derived from broker commission rates. Forexample, approximately ‘80% of Realogy’s revenue’ in 2017 came from commissions.Plaintiffs also allege Corporate Defendants provide sales scripts to their brokers andagents with canned responses to prevent sellers from deviating from the standard offerof buyer broker compensation.” The plaintiffs have specifically called out Keller Williams’ training scripts for allegedlyencouraging steering and discouraging sellers from reducing buyer brokercommissions. At oral arguments last week, one of the plaintiffs’ lawyers also revealedthat the plaintiffs are alleging that KW co-founder Gary Keller heads the allegedconspiracy. Why the judge granted class certification In order for a case to qualify for class-action status, it must satisfy four elements underthe law: 1. The class is so numerous that it would be impossible to bring them all beforethe court, 2. There are questions of law or fact common to the class, 3. The claims ordefenses of the named plaintiffs are typical of the claims or defenses of the class as awhole, and 4. The named plaintiffs will fairly and adequately protect the interests of theunnamed class members. According to Bough, the defendants did not dispute that the plaintiffs met thenumerosity requirement, given that “hundreds of thousands of class membersgeographically dispersed throughout the state of Missouri and portions of Kansas andIllinois” would be included. Bough also agreed with the plaintiffs that there are many questions of law or factcommon to the class, including whether the alleged conspiracy was implemented in theareas in which the subject MLSs operate; whether the alleged conspiracy violates theSherman Antitrust Act; the duration, scope, extent, and effect of the alleged conspiracy;and whether class members are entitled to damages. He also agreed with the plaintiffs that their claims are typical of all proposed classmembers because they were all subject to the rules at issue, each class member sold ahome through one of the real estate franchisor defendants and listed that home on asubject MLS, each class member paid a buyer broker, and the plaintiffs’ and classmembers’ claims are based on the same legal theories. “Each class member seeks damages based on the same theory of harm: Defendants’conspiracy to implement and enforce the Challenged Rules caused home sellers to paya buyer broker commission, or at least a fixed, inflated commission, that they would nothave otherwise paid as a condition of listing their market on a Subject MLS,” Boughwrote. The judge also did not buy the defendants’ contention, made during oral arguments, that the plaintiffs are not adequate class representatives because some proposed classmembers would have actually benefited from the rules at issue if they paid less to abuyer broker as sellers than was paid for them when they themselves bought a home.Bough pointed to the testimony of Craig T. Schulman, an economics professor at TexasA&M University and expert for the plaintiffs, who said that in a world without the rules atissue, buyer brokers would be either eliminated or rare. “Accordingly, in Plaintiffs’ alleged but-for world, all class members would benefit fromremoval of the Challenged Rules even if they did not have to compensate their ownbuyer broker,” Bough wrote. “This is because, absent the Challenged Rules, (1) class members would not have useda buyer broker, (2) class members would pay a lesser, more competitive buyer brokercommission rate – and thus broker rates would still be free to buyers – or (3) the cost ofbuyer broker fees would significantly decrease because buyers would be incentivized tonegotiate their fee. “A conflict therefore does not exist among the class members. Each class member hasthe same interest in establishing the existence of the conspiracy, and the classmembers were allegedly injured by Defendants in the same manner and seeksubstantially identical relief – reimbursement of the overcharged buyer brokercommission.”Moreover, Bough disagreed with the defendants’ contention that the plaintiffs shoulddiscount from damages claims the benefits class members got when they themselveswere buyers.“his offset argument fails,” he said. “Under , a plaintiff ‘may recoverthe full amount of the overcharge, even if he is otherwise benefitted, because theantitrust injury occurs and is complete when the defendant sells at the illegally highprice.’”Furthermore, he added, the idea that some class members are “uninjured plaintiffs”misstates the plaintiffs’ theory of the case.“Dr. Schulman opines that the competitive rate for sellers to pay buyer brokercommissions is zero because no class member would have paid a buyer broker but forthe Challenged Rules and, therefore, every class member paid more than that amount by virtue of their inclusion the class,” Bough said. While the defendants argued that commissions came down to individual brokerdecisions, Bough noted that Schulman’s report indicated that commission ratesremained uniformly high throughout the class period, regardless of market conditions.“uyer broker commission rates experienced very little variation, with yearly averagesranging from 2.974% to 2.985%, regardless of how long a house remained on themarket,” Bough wrote.“The Court also finds that the near uniformity of commission rates is common evidencewhich demonstrates that a seller’s decision to offer buyer broker compensation is notpredominated by individual circumstances,” he added. At oral arguments, an expert for the defendants pointed to data from Washington-basedNorthwest MLS, which eliminated the buyer broker commission rule in 2019, to stressthat in a market where the rule has been absent, 99.2 percent of listings continue tooffer a buyer broker commission (flat from 99.3 percent before the rule was eliminated). But Bough said that data did not defeat the plaintiffs’ bid for class certification.Citing Schulman, Bough said that if the rules at issue were eliminated, “The real estatemarket would take considerable time to change the way people think about how the market works and for the information to disseminate,” similar to travel agencies, stock brokerages, cable television, and hard-wired telephones.“In each industry, the market adapted to disruption slowly, over the course of severalyears, and not enough time has passed to see a significant market adjustment in theNorthwest MLS,” Bough said. The classes that are now certifiedThe judge’s ruling certified three classes: The “Subject MLS Class,” asserting Count I (Violation of Section 1 of theSherman Act), defined as: “All persons who, from April 29, 2015 through thepresent, used a listing broker affiliated with Home Services of America, Inc.,Keller Williams Realty, Inc., Realogy Holdings Corp., RE/MAX, LLC, HSFAffiliates, LLC, or BHH Affiliates, LLC, in the sale of a home listed on theHeartland MLS, Columbia Board of Realtors, Mid America Regional InformationSystem, or the Southern Missouri Regional MLS, and who paid a commission tothe buyer’s broker in connection with the sale of the home; The “Missouri Antitrust Law-Subject MLS Class,” asserting Count III (Violation ofMissouri Antitrust Law), defined as: “All persons who, from April 29, 2015 throughthe present, used a listing broker affiliated with Home Services of America, Inc.,Keller Williams Realty, Inc., Realogy Holdings Corp., RE/MAX, LLC, HSFAffiliates, LLC, or BHH Affiliates, LLC, in the sale of a home in Missouri listed onthe Heartland MLS, Columbia Board of Realtors, Mid America RegionalInformation System, or the Southern Missouri Regional MLS, and who paid acommission to the buyer’s broker in connection with the sale of the home;” and,The “MMPA Class,” asserting Count II (Violation of the Missouri MerchandizingPractices Act), defined as: “All persons who, from April 29, 2014 through thepresent, used a listing broker affiliated with Home Services of America, Inc.,Keller Williams Realty, Inc., Realogy Holdings Corp., RE/MAX, LLC, HSFAffiliates, LLC, or BHH Affiliates, LLC, in the sale of a residential home inMissouri listed on the Heartland MLS, Columbia Board of Realtors, Mid AmericaRegional Information System, or the Southern Missouri Regional MLS, and whopaid a commission to the buyer’s broker in connection with the sale of the home.” [...] Read more...

Both the footage and the testimony of Naval Officer witnesses describe an Unidentified Aerial Phenomena (UAP) with these characteristics: Sudden and Immediate Acceleration to Hypersonic SpeedsNo Visible means of PropulsionUltra High G-force, Erratic ManeuversNo Sonic Signatures Travels both through the Air & Underwater No vehicle known can do this. This is beyond next-generation technology. The DoD statement accompanying the video release explains that two of the videos were taken in 2015 and one in 2004 by U.S. Navy pilots. The Leaked Video In 2007, the U.S. Defense Intelligence Agency (DIA) began a top secret, special access program to investigate UFOs named the Advanced Aerospace Threat Identification Program (AATIP). The Director of the five year, $22 million program was a career intelligence officer named Luis Elizondo. Leading the AATIP, Elizondo again and again found indisputable evidence of what pilots were calling the tic-tac UFO. The evidence clearly showed a craft that could travel at hypersonic speeds and make maneuvers that would crush a human being. Almost as astounding was the complete lack of visible engines. The craft was observed travelling underwater at twice the speed of our fastest nuclear submarine. The craft played cat-and-mouse games with our most sophisticated fighter jets. The evidence that alarmed him. This craft was fully capable of interfering with U.S. weapons systems. These superior aircraft were potential threats. Elizondo raised the alarm. For his effort, he was met by certain individuals within the DoD who were “staunchly opposed to further investigation”. In time, Elizondo became frustrated that people at the highest levels were “underestimating or ignoring these potential threats”. Embittered by what he described as “bureaucratic challenges and inflexible mindsets” in all levels of the Department, Elizondo resigned…and took with him three top secret videos titled FLIR, GIMBLE, and GOFAST. The Leak In 2017, Elizando went to work for To the Stars Academy of Arts and Sciences (TTSA). TTSA was founded in part by Blink-182 guitarist Tom DeLonge who is fascinated by UFOs. Shortly afterwards, TTSA released the now-famous UFO videos. In 2018 the US Navy confirmed that the video was authentic. Revolutionary Patents In April, 2017 the U.S. Navy quietly submitted a patent for “A Craft using an Inertial Mass Reduction Device”. The story told is that the patent examiner initially rejected the application because the claims were too far fetched. The patent was granted only after the Cheif Technology Officer of Naval Aviation wrote a personal letter to the Patent Office. The inventor listed on the patent is Salvatore Cezar Pais, an aerospace engineer who works at Naval Air Station Pax River in Maryland. Since that first patent, Pais has been awarded four more patents. Currently he and the U.S. Navy hold patents for the following technologies that seem straight out of a science fiction novel: A Craft Using an Inertial Mass Reduction DeviceHigh Frequency Gravitational Wave GeneratorsRoom Temperature SuperconductivityA Compact Nuclear Fusion Device Salvatore Cezar Pais Craft using an Inertial Mass Reduction Device What does that even mean? Inertia is the tendency of a body in motion to remain in motion. Reducing inertial mass reduces (and perhaps eliminates) the effect of g-forces caused by accelerating and maneuvering a craft. In other words, a human could survive in this craft while performing the maneuvers observed by the tic-tac UFO. How is this possible? According to the patent filing, inertial mass is reduced by an “abrupt perturbation of the non-linear background of local spacetime”. As a non-scientist, my takeaway is this machine manipulates the fabric of spacetime. It does so by using High Energy Electromagnetic Field Generators and microwave transmitters to pass electrical energy and sound waves through an inner and outer resonant cavity filled with a noble gas. The precise magnetic polarization of the two independent resonant cavities creates a gravitational vacuum. Antigravity Propulsion When the two electromagenetic fields are tuned to the precise harmonic occilation, the device generates high frequency gravitational waves. These may also be considered repulsive gravity, or antigravity. Travel through Air, Water, & Outer Space The craft can function as a submersible craft capable of extreme underwater speeds (lack of water-skin friction) and enhanced stealth capabilities (non-linear scattering of RF and sonar signals). This hybrid craft would move with great ease through the air/space/water mediums, by being enclosed in a vacuum plasma bubble/sheath…Patent number: 10144532 UAP Fits this Description Applying Occam’s Razor (the simplest solution is most likely the right one) leads this writer to believe that the vehicles seen in the declassified videos are the “craft” described in the USN patents. Is there any wonder that DoD leadership was unconcerned about this potential threat? What this video reveals is that Earth has perhaps entered the Age of Interplanetary Travel. [...] Read more...

Interest Rates Reaching Record Low Levels: What This Means to Real Estate

March 18, 2020The Federal Reserve have just dropped rates to zero and launches a huge 700 billion dollar quantitative easing program. This, combined with other economy-affecting factors, brought the mortgage rates down to their lowest levels in approximately 50 years. This is in direct response to the Coronavirus. This is to help fight off any impact of the Coronavirus to real estate sales and home values, the Federal Reserve has pulled out all stops to make getting a mortgage very appetizing. This beats the low interest rates during the housing crisis between 2008-2012. Many homebuyers and homeowners are taking advantage of this money-saving opportunity. What This Means to Home Buyers Mortgage applications increased by 10%-15% in the mortgage industry. The low interest rates are allowing some home buyers to be eligible and be able to be approved for mortgages. This is especially true for first-time homebuyers. This also means that buyers may be able to afford a more expensive house. They will be able to save thousands of dollars over the life of a 30-year mortgage. This has certainly given a boost to buyers who were on the fence about purchasing a home. It is also helping move-up buyers make the decision to sell their current homes and purchase larger or more expensive homes. A mini housing boom is anticipated and expected to take place for the rest of the year. What This Means to Home Owners Current home owners should consider refinancing. Mortgage professionals are saying that if you have an interest rate of 4% or higher, you should talk to your lender about refinancing. This may save you thousands of dollars in the long run. It’s also a great time to take money out of your home for a home improvement project or to pay off other debt. Getting a home equity loan is cheap money right now. If you are thinking of selling your home, now is a good time. There are many buyers on the market right now and the inventory is still low. Don’t Wait Too Long to Take Advantage of Low Interest Rates While the interest rates are historically low right now, things could change later in the spring, summer or fall markets. The lack of inventory is keeping the demand for houses up. The low interest rates are stimulating more demand which will bring about a rise in house prices. If this happens, it may take some buyers out of the market for buying homes. If the looming COVID-19 virus spreads, it may affect the job market by people losing their jobs or companies shutting down. This may also take buyers off of the market to purchase homes. Advice to Home Buyers and Home Owners If you are thinking of purchasing a home, refinancing your mortgage, taking out a home equity loan, up-sizing to a larger home or downsizing to a smaller home in the next 12-24 months, real estate brokers and mortgage professionals are advising that you do it as soon as possible. Here is one real estate broker explaining what he sees as the impact of Coronavirus on the real estate market. It is unknown how long these interest rates will stay this low. The stock market and economy are extremely volatile right now. Talk to your real estate or mortgage professional about what is the best course of action for you right now. Owning a home is one of the most important investments you’ll ever make. Make smart choices today, and you’ll save a lot of money in the long run. [...] Read more...

The Impact of Coronavirus on Real Estate

March 18, 2020Hello, my name is Grant Clayton, owner of 1 Percent Lists, a real estate brokerage just outside New Orleans. New Orleans is now a big “hot spot” for the spread of Covid-19 with our cases seeming to explode with every news cycle. In these times we have to rethink every interaction with everyone we meet. All of those interactions that were commonplace, especially where I live in the south just outside New Orleans, are now to be avoided at all costs. Uniquely New Orleans Down here we don’t just say hi, we hug and kiss each other like we are family even when we aren’t. Our great American melting pot is full of germs and there’s no easier place to spread those germs than New Orleans. Some claim a connection as far back as Mardi Gras. Economy Closing As the Covid-19 virus, also known as The Coronavirus, rages across the country and the world many businesses and workers are going to be drastically impacted. All non-essential businesses have been ordered to close their doors to avoid spreading the virus to their clients and this is especially true for restaurants, bars, and other businesses that require social interaction. I could bore you with statistics about the virus, but seemingly everyone is writing about that. The other side of the story that is just starting to get coverage is how businesses owners and their employees are going to cope with this catastrophe. What Can Local Business Owners Do? Realistically, the answer to that question will vary wildly depending on what business they are in and what shutting down truly means for them. When businesses shut down people lock their doors and stay home. That is what they are expected to do in this situation, stay home. Restaurants are trying to adapt by delivering food, doing pick up orders, or using delivery services to keep some business going but many of their employees will struggle. There are a host of other small businesses that are going to be in dire straits, please support them if you can. Impacts on Real Estate For real estate agents and companies our business is selling homes. Our business could not be any more intimate and personal. The impact on how we do things can be tremendous. We go into people’s homes everyday, many of them total strangers, to advise them on how to move. So how do we do business in an era where people are literally being told not to leave their homes? In the real estate industry, many agents are attempting to adapt by doing “virtual showings” of their listings but at the end of the day that only goes so far. How many of you would be willing to buy a house that you haven’t even been in? How many sellers are excited about inviting strangers into their homes? If a house goes under contract, we still have to do inspections, appraisals, and closings. It is impossible to do any of these things without someone else invading your personal space. After you consider all these things then you have to actually hire total strangers to move you, or do it yourself. Who wants to do that right now? Support for REALTORS? Many people will order from a small mom and pop pizza joint while they are quarantined to help support their local businesses. But realistically who is going to buy or sell a house to support their local Realtor? The Economy It is inevitable that sour times are coming in our economy, especially the real estate industry. Much like restaurants and their serving staff, many real estate agents aren’t the best planners. Many live month to month getting random seemingly large checks from selling a property followed by two or three months of not selling anything and earning no income at all. When you couple these facts with no health care benefits or safety net due to being independent contractors you quickly realize many agents will be in dire financial trouble. How Long Will It Last? The question is how long will this last? Will people truly stay home for a month and rip the band-aid of this off so to speak so the virus can die down in a month or are we going to continue to spread it throughout the community despite all warnings from virtually every governmental and medical body throughout the world and drag this out to a point where every company struggles to survive. The only question that matters now is how long this will last. With every day that passes another real estate agent and company feels more strain until they can no longer bear it. I would argue in the real estate world that Realtors will feel this pain more than almost any other industry at a level not seen since the financial crisis of 2008 and possibly worse. https://www.youtube.com/watch?v=FxmcH1XaC4E American Duty We as Americans will decide how bad this pain will be. One extremely safe prediction is that in every single industry across the spectrum a very large number of those workers, contractors, Realtors, and even the companies themselves will not be here in 3 months without a lot of governmental intervention. Realistically the government can prop people and companies up for a short period of time but at some point even the strength of the entire federal government is not enough. Support ALL of Your Local Businesses Time will tell, please stay safe and support your local small businesses and communities and let’s get past this as quickly as possible. Keep your distance, don’t let this spread anymore than this has to. Our older population and those with medical issues need you to do this; it is literally a matter of life and death. The CDC has provided some very helpful guidance. Small businesses and self employed people around you need you to do your part to end this quickly because it is a matter of financial life and death for them. [...] Read more...

Sportfishing off the coast of Cabo San Lucas offers up Massive “Super Cow” Tuna for Determined Anglers

January 28, 2020If you have ever been fishing in the Gulf of Mexico, then you know Yellowfin Tuna fishing is one of the most exciting activities for avid anglers. Imagine being on a boat and fighting a giant fish for over four hours just for it to get off the hook. This is the scenario Steve Hammerschmidt faced as he reeled in the dark with all he had. He would get the fish within about 15 feet of the boat just to feel the snap as the tension released on his line. Hammerschmidt of Huntington Beach was on a charter fishing boat named Castigo with Captain Sean Sadler. The owner of the boat Larry Jacinto and fishing mate Adam Cargill were also on board. The group got a tip from another boat, the Red Rooster III. They traveled to the reported spot about 30 miles north from Cabo San Lucas (learn more about Cabo San Lucas) to land the approximately 380 pound super cow tuna that got away. After licking their wounds, the group of men would get some rest and head back out the following morning when the sun broke the horizon. Cargill added another fishing fly to the line and tried again. This time, they would get a hit practically as soon as the line went under the water. Again, the fish would get away. Finally, Cargill added a sardine to the hook and gave the pole to Hammerschmidt to let him try again and the line took off almost as soon as he had it in his hands. The third time would be the charm for Steve as he fought the behemoth for two and a half arduous hours. Finally, the 365-pound fish was in the boat, and the crew was ecstatic. The massive Yellowfin Tuna would end up being the largest the team had ever caught. It measured 84 inches long and was a whopping 59 inches around. This huge fish is known as a super cow. Tunas are called “cows” when they weigh over 200 pounds. Any reaching 300 pounds are called “super cows”. The largest one ever caught was a humongous 427-pound monster caught on the south side of Cabo San Lucas in 2012. The Gulf of Mexico is prime fishing real estate with a variety of species to catch, but anglers love the fight the Yellowfin gives. It takes hours to reel in one of these massive football-shaped fish. To catch these monstrous tuna, anglers have to take a charter fishing boat or large vessel out onto deep waters. The deeper the better, and the water has to be between 74 and 82 degrees to find them, most of the time. Tuna like to swim with dolphin and huge schools of fish, so spotting them can be difficult. Finding these fish takes the skill and expertise of a captain and crew who have a network of contacts and the right equipment to get to the prime fishing areas. Hammerschmidt and the crew would take lots of pictures and end up enjoying their fill of fresh ahi with enough to go around after their excursion. [...] Read more...

Tiny Houses Make Big Waves in 2020

December 26, 2019Tiny Houses Have you thought about packing everything up and moving into a tiny place? Are you wondering what people see in tiny homes? Perhaps you are curious about the lifestyle, but unsure of what it means to live tiny. We talk about the development of these small homes and the benefits they offer below. What are Tiny Houses? The tiny house movement is a real thing. People are choosing to give up earthly possessions, or store them, to move into a smaller area. To get a Tiny classification, a home must be under 400 square feet. Why would people choose this lifestyle? Well, for starters, this way of living is a social change, not just switching addresses. Some of these little homes are on wheels or made from shipping containers. Many people compare them to mobile homes because they are easy to tow behind a truck or move from one space to another. People use these spaces for many reasons including as an office space, room for the kids to have more space to play, and even as a place for guests to stay when they visit. Why is the Tiny House Craze so Popular? Moving into a tiny home means giving up the stress of clutter, wide spaces to clean, and living on a larger piece of land. People enjoy the feeling of being in control of their lifestyle. Tiny house owners often meet other people who live the same way and have begun forming social groups. There are even conventions where Tiny House owners gather to spend time learning about new technologies and ways to improve smaller spaces. Advantages of Living in a Tiny House There are many reasons why people would give up a 2,000 square-foot home to live in a house that is 20 percent of the size or smaller. Cutting energy costs is a huge perk of living in a tiny home. People like knowing they have a small space to heat and cool. Obviously, cleaning is faster when there is less square footage. A tiny home offers people the chance to own a house for the first time. Even experienced homeowners enjoy saving money and knowing they can finance the house and pay it off much faster than a traditional house and lot. Tiny houses can cost as little as a few thousand dollars or as much as tens of thousands depending on the technologies the owner wants. Owners can recoup the cost in as little as two years. The furnishings and fixtures also figure into the cost of these homes. How to choose a Digital Marketing Company for your business. Another benefit of these homes is people can afford a more rewarding lifestyle. For example, a tiny house on wheels lets people travel the country. Living in a traditional house does not afford this opportunity. When tiny home owners travel, they often meet other tiny owners and gather to visit popular destinations together. A group of people may talk on social media and choose a spot to meet where they can talk in person and enjoy the company of other like-minded individuals. Things to Consider Before Making Your Purchase While there are tons of reasons to go tiny, some disadvantages still exist. Tall people, or those who like to have room to move around, may not be as comfortable in tiny surroundings. Traveling all the time may not be as rewarding as having a stable place to call home for some owners. Before making the decision to go tiny, it is a good idea to talk to people who already live in tiny houses. You can discuss the benefits. Plus, you get answers from someone who understands the good and bad things about living in a tiny house. You will also want to know whether you should go with a mobile version or a standalone property. Both versions offer benefits, but some people want the lifestyle and the small home. Living in a Tiny House doesn’t mean you cannot live in luxury. Getting rid of many earthly possessions to “Go Tiny” can be uplifting. Some people refer to it as lifting a burden. There are many fewer things to move when you go on vacation or clean the house. Plus, tiny homes are much more inexpensive to maintain. Some people say they can cut utility costs to below a hundred dollars a month with a tiny house. Another perk is helping the environment. People living in tiny houses have a much smaller footprint, use less energy, and often have less waste. These houses are available all over the world with Japan, Spain, Germany, New Zealand, Australia, France, and the United States offering a variety of options including two-story tiny homes. You can even find these places on docks near the water. The tiny movement is here to stay, offering square footage at premium prices. [...] Read more...

Beverly Hills REALTOR Charged with Theft

August 27, 2019REALTOR Goes to Jail for leveraging his real estate license to get into homes and steal from high profile victims Authorities in Los Angeles, California have arrested a Beverly Hills Realtor and an accomplice for participation in an alleged burglary scheme. Realtor Jason Emil Yaselli, age 32, is accused of conspiring with Benjamin Eitan Ackerman, also 32, to rob luxury homes throughout Los Angeles and profit from selling the stolen goods. Persistence to Jail the Agent The Los Angeles Police Department initially began investigating the high profile burglaries in September of 2018 and arrested Benjamin Ackerman at that time. However, the district attorney decided not to move forward with the case. Nevertheless, the investigation continued, ultimately implicating Beverly Hills Realtor Jason Yaselli as well alleged accomplice Ackerman in the theft plot. According to authorities, the pair would stake out homes by pretending that an impeccably dressed Ackerman was an interested homebuyer, or in some cases, that he was also a real estate agent. Ackerman and Yaselli are accused of robbing the homes of several high profile victims including singers Usher, Jason Derulo, and Adam Lambert, as well as numerous others. Police allege the theft ring was active from December 2016 through August 2018. More than two thousand stolen items were found in both the home and storage unit of Benjamin Ackerman. Once items were stolen, they were sold with a significant portion of the proceeds designated to pay down Yaselli’s credit card debt. Authorities say the men were depositing as much as $20,000 monthly from the thefts. What Agents Spend Money On The men are accused of stealing designer clothes, headphones, expensive jewelry, liquor, and art valued at more than half a million dollars from 14 homes. The security cameras at the targeted homes were often damaged or tampered with, a fact that first made investigators suspect more than one suspect was involved. Yaselli and Ackerman face several charges for numerous offenses including: 14 residential burglary counts 32 money laundering counts2 identity theft counts2 conspiracy counts. Make Bond? Ackerman was released on a one million dollar bond. He made a statement via his attorney proclaiming his innocence and claiming the prosecution released the names of high profile victims to generate publicity. Yaselli’s bond was set at $1.73 million. The National Association of Realtors (NAR) released a statement encouraging consumers to take the time to verify the identity of individuals to avoid being targeted by scammers. NAR indicated that conducting an internet search or directly calling the real estate firm are two easy ways to confirm real estate credentials. [...] Read more...

Gulf of Mexico Recovery Efforts Lead to Boom in Recreational Offshore Fishing

July 21, 2019Seeing the Beauty of The Gulf The Gulf of Mexico beaches are unique because of their color and sand. The gulf shores are usually never crowded, even during the summer. Taking great pictures during the day of water, family, and capturing pelicans up-close settling in on the pier is fun. Around the Louisiana gulf shores, one of the popular things people do is to catch fish. A large part is because of recent conservation efforts. From inshore to deep sea fishing, the options for seeing their beauty and to fish in this area is popular for all ages. The Gulf of Mexico is a very popular tourist spot to most people year-round; to catch fish, but the best offshore fishing is seasonal. The Gulf is home to over twenty marine mammal species including the West Indian manatee, minke whales, humpback whales, and bottlenose dolphins. In the Gulf, fishing is an important business. Two of the most popular species that people look for are yellowfin tuna and giant Marlin. The Gulf has different water temperatures in different locations, but their lowest is during the month of January and at their highest from June through August. For tourists who may have never had the experience of deep-sea fishing, you can always book private charters. They are affordable for a day for first-timers and families. Professional guides will educate everyone on the boat and will even help you hook species of fish like the yellowfin tuna. People who love the outdoors will like charter fishing. A good charter captain can customize your trip based on your specific wants and interests. Additionally, look out for restaurants who, for a small price, will gladly cook up your catch into a wonderful evening meal just the way you request it. Enjoy A Relaxing Moment On A Sunset Cruise A “Sunset Cruise” is a great way to spend a relaxing time after a long day of fishing. A sunset cruise is typically an open-ocean catamaran that takes people out on short excursions for an evening of fun on the water. These mini-cruises provide everyone drinks, snacks, and hors d’oeuvres. Since it is an open cabin, you will have room to stretch and relax. These cruises normally travel about one-and-a-half to two hours while giving everyone beautiful views of the Gulf shoreline full of white-sand that can be seen for miles. Catch Fish In The Gulf Coast Is Popular All-Year To catch fish for a hobby, a sport, or for a thrill, goes on twelve months along the Gulf Coast. Although not all saltwater fish hang around every month of the year, the difference in water temperature goes up and down each season which produces certain times of the year motivating fish to migrate. The weather influences the feeding of fish. When it comes time for you to fish on the Gulf during a certain month, they have charts to let you know when you have a great chance to catch your favorite fish. [...] Read more...

How the Government Shutdown is Affecting The Housing Industry

January 16, 2019The Effects of the Government Shutdown on Real Estate Home buyers across the nation are feeling the impact as the government shutdown as it pushes further into the longest Government shutdown in American history. The shutdown began on December 22, 2018, and continues to cause havoc for federal employees and the public alike. Real Estate, generally seen as a major force in the overall economic outlook of the country, is starting to feel the pain too. Where the 2019 real estate trends were more positive, experts feel the effects on the extended government shutdown could be massive. Federal agencies such as the HUD, FHA and the USDA, are severely understaffed and falling behind in the number of loans they can process. Real Estate Sales Influence the Entire Economy As proven with the Great Recession, when the real estate industry takes a dive, so does the entire economy. With real estate sales touching many businesses outside of the direct sale of a home, there is a ripple effect in the economy when a home is purchased. It is easy to see the connection to local contractors, but the ripple effect goes much further. Not only does a large sum of money get moved through the economy when a real estate transaction takes place but most new homeowners spend an enormous amount of money on many products such as: Home furnishings Consumer electronics – such as new TV’s, home theater systems, etc. Lawnmowers and yard supplies Kitchen appliances Construction materials Much more Effects of the Shutdown on Real Estate Although some markets are still seeing home prices continue to rise, we are starting to see parts of the mortgage industry back up. Almost every home that is purchased is done so with a mortgage. It is common knowledge that the most common problem encountered by first time home buyers is securing the mortgage. There are countless interconnections with the mortgage industry and the federal government. The government shutdown is causing mortgage rates to drop making it a great market for refinancing and buying a home. The challenge is that, on the other hand, the influx of applications due to the low rates is further overwhelming an already overwhelmed system. Lenders and real estate agents across the country are preparing their clients to expect delayed closings. Terrible Timing for a Shutdown In the last quarter of 2018 the US housing market was struggling to regain momentum; however economists were optimistic for 2019 predicting a more stable market – but no one was expecting a prolonged government shutdown. The uncertainty resulting from the shutdown is hitting consumer confidence hard, according to Lawrence Yun, chief economist with the National Association of Realtors. “For ordinary Americans, the shutdown adds to economic uncertainty about their future,” Yun says. “Buying a home is a high-anxiety transaction, and by adding another complexity to it with possible delays in , it hurts the economy and hurts consumers.” The 2013 government shutdown lasted for 16 days. Until now, that was the longest government shutdown in history. Through it all the Federal Housing Administration (FHA) was able to continue insuring single-family loans. However the Housing for Urban Development, HUD website states that “with each day the shutdown continues, we can expect an increase in the impacts on potential homeowners, home sellers and the entire housing market.” “A protracted shutdown could see a decline in home sales, reversing the trend toward a strengthening market we’ve been seeing.” The Federal Housing Administration will continue to endorse certain loan products however the process could be slowed down as a result of the shutdown. Some specialized products will not be available at all due to a lack of statutory authority needed to originate them. Whether the shutdown will delay loans in the pipeline from closing will depend on whether other aspects of the government shutdown affect lenders’ ability to verify borrower information and continue processing mortgages. How The Shutdown is Impacting Buying a Home The mortgage industry is further impacted by the shutdown with the disruptions of some of the functions the Internal Revenue Service and the U.S. Department of Agriculture have that affect home loans. Even now, with some IRS workers going back to work with promised pay sometime in the future, the system has fallen far behind and delays are inevitable. Here is the good, the bad and the ugly for home loans. Fannie Mae, Freddie Mac Loans Generally, a government shutdown is not going to impact processing home loans at these agencies as they are not government funded. However, to further disrupt the lives of our federal workers these lenders will be unable to get a verbal verification of employment their federal employers causing a loan approval to be denied or delayed. FHA Loans Federal Housing Administration (FHA) and U.S. Department of Veterans Affairs (VA) have not historically been impacted by our government shutting down. However, with decreased staff, some borrowers may experience a delay in their closing due to the increasing backlog. VA loans are typically not impacted by a shutdown as VA staff are paid through borrowing fees and not the federal government. USDA Loans Although the U.S. Department of Agriculture is temporarily calling back 2,500 workers, they will not be issuing any new USDA Direct Loans or Guaranteed Loans according to their website. Closings for Direct Loans that have already been scheduled are being canceled meaning some homebuyers may have to wait until the shutdown is over to buy their home. IRS Verification Transcripts of tax returns (Form 4506-T) are generally required by lenders at the time of or before closing for income verification. The IRS program, called the Income Verification Express Service or IVES, was reinstated in January to allow home buyers to make these requests after it was suspended during the first few weeks of the government shutdown. The IRS said in a statement that lenders may still experience delays in IVES requests as they work through the backlog. IVES is critical for self-employed borrowers because they don’t have pay stubs or a W-2 wage report. Without the IVES verification, self-employed borrowers will find it difficult to get approved for a mortgage. The Good News According to Bankrate.com’s latest survey of the nation’s largest mortgage lenders Mortgage rates fell in the first part of January, and home buyers and homeowners are taking the opportunity to get a lower rate on their home loan and refinance loans. The benchmark 30-year mortgage rate fell to 4.63 percent, down from 4.68 percent a week ago. That’s the lowest average rate borrowers have seen since April 18, when it hit 4.58 percent. The benchmark rate peaked at over 5 percent in October. Digital marketing agencies that specialize in real estate such as One Click SEO have reported a spike in real estate brokers and large teams spending more money on marketing. If the shutdown continues for an even more extended period, advertising spending by real estate businesses may contract too. [...] Read more...

Problems You Might Overlook When Buying

December 10, 2018Problems That Home Buyers Don’t Think About For your health, well-being and safety, there are certain things that must be considered before purchasing real estate. These are the same type of things that should also be considered when selling a home. Here are a few concerns many home buyers don’t recognize until it’s too late. Natural Phenomena, The Wildlife, The Land, And The Weather Before you think about communities to buying a home in , think about the landscape and the place where the home is located. What types of natural disasters is the area prone to? Is the area prone to earthquakes? It is it prone to flooding? Has the neighborhood been built squarely in the way of mudslides, landslides or hot lava flows? Is the area where you are looking to buy a home prone to massive fires? How is the weather of the area where you are thinking about buying a home? Are there tornado’s? Hurricanes? Do the temperatures stay warm all year long, or are there seasons? How cold do the coldest seasons get? Is there a presence of wild animals in the place where you are looking to move to? Are you looking to move to a place where large, dangerous reptiles may be hiding in ponds and lakes? Are you looking to move to a place where there are deer, moose and bears lingering around? Are you looking to move to a place that is built up where there isn’t much in terms of large wildlife? You cannot just buy a home randomly. You should take care to consider factors pertaining to the land’s natural features, wildlife and climate, because these things determine how your lifestyle will be. Can you physically, financially and emotionally deal with natural disasters that commonly happen in a given area? Are you willing to prepare for such events? Even if natural disasters don’t happen, can you deal with the weather conditions that normally happen in a given place? Are you able or willing to do what you need to do in order to avoid and protect yourself from wildlife? Pollution If you want to purchase a home, it is worth it to look into the history of the land and whether or not the land has been polluted. It is an unfortunate fact that many lands have been poisoned by spills, accidents, dumping and the intentional use of chemicals. Across America and the rest of the world, various neighborhoods, streets, and regions have become disease clusters as a result of people being exposed to polluted land. When people live on polluted lands, there are elevated rates of cancers, autoimmune diseases, birth defects, developmental problems and neurological problems. The internet makes it easier than ever to look up whether an area is a superfund site or a known cancer cluster. If you look up a neighborhood online and find out that it is a known fact that the land is polluted and that people who live in the neighborhood happen to suffer from elevated rates of certain diseases, you may want to think twice before moving to that neighborhood. If industry and manufacturing has gone on in the area, or if it still goes on, you should be suspicious. There is a chance that toxic substances could have been released into the atmosphere, released into the ground, accidentally spilled or intentionally dumped. If a house is built on land that was once some sort of official dumping ground, you should probably think twice about buying that house. Sometimes, it may be tricky to find out the history of the land and neighborhood that you are thinking of moving to. However, you must find out the history of the place that you want to move to and whether the land is clean or not, for the health and safety of you and your loved ones. Sometimes, officials and organizations are unable to, or refuse to, give a straight answer about whether land is polluted. Sometimes, not enough research has been done to have suitable sources on record about whether land is clean or not. Local Laws And Politics Before you think of buying a home, you should really look into the local politics of the area. How is the area set up, politically? Are you moving to a house that is located within a small, incorporated municipality or town? Living in an incorporated town may come with its own staunch rules of how to manicure your property and where to park your car. In the locality that you are looking to buy in, are you allowed to ride a bicycle on the sidewalks? If not, does this bother you? Are you looking to raise farm animals? If so, certain municipalities may or may not allow it. Some places put a limit on how many farm animals you can raise, or whether or not you can have them at all. Also, in general, you should really know your rights in a variety of situations. For example, if you want to homeschool a child or take advantage of certain services that a school district can provide, you should know what your rights are and what you are entitled to. For more helpful information about buying a home in an area you are unfamiliar with, you should rely on the resources of a trusted local Realtor. Not only can you hire the Realtor, as a buyer, for free, you get access to the Realtor’s experience and knowledge about a given area, city, neighborhood, or home, which can be a great help when determining where to buy your next home. Blockchain And The Real Estate Sector

November 16, 2018Blockchain Destined to Impact The Real Estate Sector The arrival of the Blockchain and cryptocurrency in the digital world has become one of the main components of technology being explored in every industry. Blockchain has been highlighted as an area of interest for all industry leaders who want to complete transactions quickly and easily. When an individual wants to buy a home, the chance to do so using digital technology is of the greatest importance in completing the sale in a safe and secure online environment. The question many Realtors are asking is, how will Blockchain technology affect the future of their industry? The initial answer is that anybody who is hoping to sell a home will generally look to work with a professional who can walk them through a sale in a positive way. What it is important for you to remember is most people are unsure of completing the sale of their home without understanding the laws of their state in a thorough way. The real estate sector is as much about the interaction of an agent with their client as it is about the evolution of new technologies. Which is not to say a Realtor cannot benefit from the use of technology such as the Blockchain. One of the most frustrating aspects of working as a Realtor is often using the MLS listings which are notoriously slow to update because of a lack of centralized documentation passing between Realtors and listing agents. Using the Blockchain is one way a more concise and up to date MLS record can be kept as this technology was created to share databases and spreadsheets in real time. The Blockchain could provide a much more important aspect of life for both Realtor and client in terms of the passage of titles and deeds with more counties across the U.S. shifting to digital records. The unwieldy use of paper records needing to be transferred between buyers and sellers has always been a headache for agents and industry professionals. A lack of access to online records has left many agents and buyers open to fraud and potential problems, but the Blockchain could change all that with an increased level of online transparency entering the real estate sector. The shift you have been waiting for in terms of online record keeping began in Cook County, Illinois in 2016 when the first digital tokens were issued to allow Blockchain technology to track purchases. A paper record of each deed is handed over when an individual chooses to buy a home along with a digital token recording the transaction. Embracing the Blockchain is vital whether you wish to buy or sell a home and hope for a secure transaction to take place. Essentially, the Blockchain uses hundreds of thousands of remote viewers as witnesses to a transaction taking place using complex algorithms to ensure each aspect of a deal is completed securely. One of the main benefits of Blockchain technology is the ability of the individual to navigate a transaction securely, as funds will only be released when members of the Blockchain are certain all paperwork is complete and funds are available. The security on offer through this type of technology linked to cryptocurrency is of the highest levels and should aid the reduction in fraud and common financial issues associated with any real estate transaction. Terrorism is a Mental Illness Not Prescribable to One Race

November 14, 2018As the level of world divisiveness grows higher, so does the diversity of causality, with the most recent example being “white men” described as the country’s true terroristic threat. Famously put by CNN’s Don Lemon, “The biggest terror threat in this country is white men”. Apparently white men, by no factors other than race, are everyone’s problem- including their own. People have begun to conflate, abuse, and misunderstand acts of terrorism with other unfortunate circumstances of anger, violence, and mental health. What is Terrorism again? Thankfully a simple Google search for “terrorism definition” reveals the most critical element of the definition: “The unlawful use of violence and intimidation, especially against civilians, in the pursuit of political aims”. A “political aim” means with the backing of a certain ideology- a political ideology. This is the part that emphasizes mental illness. It may seem like a leap, but when understanding this motivation it will make more sense. The Political Aim Ideologies show up in many forms, but that does not mean each one should be taken any less seriously than the others. Religious ideology has started many wars, and the modern world should not hide from that fact. With the decline of religious ideology and the rise of political ideology there is room for concern. The ideas that make the most sense to someone becomes their belief… and when their beliefs cannot be disproven, it becomes their faith. When faith leads a person into the world, it becomes immensely harder to stop them. This is a mental illness. It does not mean it is their forever mindset and it as well does not mean that by nature it is either good or bad. It is something that exists and changes and continues and goes back and never ends. It is a struggle. It is life. People have minds of their own but that does not mean everyone is capable of using it for him or herself, only. Outside factors of control and persuasion, whether inadvertent or not, is real and not everyone is strong enough to cope with them alone, if at all. The only way to handle someone’s ideology that differs from yours is to try and best understand their logic and try to poke holds in it without stepping on their toes. Anger as a new Faith Daryl Davis, a black man, went into the underbelly of the Ku Klux Klan and did just this. Because of it his outcome has been changing the lives of over 200 KKK members, including members within the highest of rankings. Davis gives a TED talk on this experience and most certainly everyone should view it (click link here). It seems almost silly to be looking into the so recent past for guidance in today’s struggles but the voices of Dr. King and his fellow Baptist pastors is becoming so thin it is likely to be never heard again, especially if people do not persist in his faiths. Anger and blame runs through the mind of today’s radicals. The Moral Radicals such as Dr. King are lost and the new American Pernicious Radical persists with leaders on every side of the isle, in every color. Ideology Explained Ideology has no race, no sex, no gender, nor any human trait. Ideology is the true shape-shifting master. Ignorance is not bliss, nor is it willful blindness. It is an illness of the mind. Let us assume Mr. Lemon’s ideology is true and white men are the biggest threat in the country. If this statement were true Mr. Lemon knows the problem, however does not understand it (The reason he does not understand it is, if his true belief of this problem lies within their race then all hope is lost for Don). There is a large distinction between knowing and understanding. Put in universal terms, mathematics, to know that 2+2=4 is very different than from understanding the fact that 2+2=4. To understand it means that the equation comprises of individuals collected together, separated into halves then added together once again (another- different- complex way of breaking it down can be proposed as well, that is part of the understanding). If one knows the problem but does not understand it then a proper conclusion cannot be assumed. A child can be told this equation, recite it, and know it to be true simply “because”, but nowhere can the child prove he or she is capable of breaking it down any further because they will not understand it. Where is the Truth? “Why?” -this is the critical question and answer in understanding life, the universe, and everything. The more a person asks why something exists, persists, has happened, and repeats the more the person understands. If someone tells you the solution to a problem before they explain how the problem came to fruition then that person knows everything and understands nothing. This is the true terror threat that America faces today, tomorrow, and yesterday. This is nothing new to America or to the world. Letting His Followers Speak For Him Mr. Lemon’s followers have come to his side to defend him, “If you look at most mass shootings in America they have been done by white males. While we keep being told it’s Muslims or caravans we should fear because they are all ‘dangerous’. That was the point he was trying to make”. This quote taken from one of his Instagram followers when prompted on a post Mr. Lemon made today (Nov. 9th). Some of his followers have not addressed that Mr. Lemon was trying to make a certain- different- point, but instead believe the point was made exactly clear and no deeper.” One follower even disagreed with him being (satirically) called a hypocrite. Instead she was proud and happy to find out that a white male was coming to a new (true) revelation, “Thank you for proving Don right in his commentary, and glad you know his words and memorized the truth about it yourself. I hope you learn and find positive things” from this. Again, defending a man who called white men “the biggest terror threat in this country.” Too Much Power to the People People have been given a new power over the last few years- True freedom of equal of speech. This power has shown to be too much for some of the largest companies, Twitter, YouTube, Facebook, etc. With the banning of certain individuals they show that they do not want to be responsible for others’ words. Out of fear they react and choose their easiest option- censorship. When giants fall they grab hold to everything, but are too heavy to be stopped. Terrorism is a mental illness dormant in every person. For some people it is recessive and others it is not. For some it is fatal and for others treatment exists. For most it lives within them doing no harm and having no outside (or inside) side effect. But “the most” of us should not be weary or forgetful but understanding and hopeful, not filled with blame and fear but with eagerness to better a life, for all. Author: A. S. DHS Publishes Stance on Immigrant Caravan

November 2, 2018The Department of Homeland Security (DHS) has released a special summary of the United States’ understanding and stance of the caravan crisis. As of November 1, 2018, the DHS confirms their goal, “is to provide protection to those individuals who qualify for asylum under our laws, Individuals who want jobs or want to reunify with family members in the U.S. aren’t eligible to qualify for asylum.” “Over 270 individuals along the caravan route have criminal histories”, these histories include- but are not limited to- aggravated assault with a deadly weapon, sexual assault on a child, accounts of armed robbery and assaults on women.” In this summary, they as well released their official understanding of what is known concerning the criminal background of certain migrants. “Over 270 individuals along the caravan route have criminal histories”, these histories include- but are not limited to- aggravated assault with a deadly weapon, sexual assault on a child, accounts of armed robbery and assaults on women.” “The Guatemalan Intel Minister said that the caravan is employing tactics to push women and children to the front to act as human shields as the caravan pushes against its military force”. In the summary, it is noted that the Mexican government has warned the U.S. of potential dangers coming from the caravan, one of those dangers being the infiltration of gangs into the caravan. Reports of very violent behavior towards authority and even the prepping of Molotov cocktails have been confirmed. Troops To Deploy With thousands leaving their homes, the warnings coming from Mexico and other Central American countries the United States has confirmed in the deployment of troops. The DHS reports, “By November 2, there will be approximately 5,200 deployed to support U.S. Customs and Border Protection (CBP) at the Southwest border as part of Operation Faithful Patriot. This is in addition to the 2,000 National Guardsmen currently deployed for Operation Guardian Support.” Caravan Soon To Arrive The estimate reported on when the caravan may arrive at the border is, “between four days and two weeks” (this being measured from October 31st). The DHS addresses the legality of who will be allowed and who will be denied at the border. Aside from the issue of asylum entrance, the DHS states that, “We will not allow a large group of illegal migrants attempt to enter into the United States if they have no lawful right to gain entry.” The DHS brings special attention to the fact that many of the illegal immigrant cases within the United States have been due to various loopholes within the countries own legal system. “As a result of these loopholes, when illegal alien minors or adults traveling with minors unlawfully enter the United States, rather than being detained and removed, they are released in American communities. Once released, those who have no legal right to stay here are almost never removed”. According to the DHS, because of these loopholes and the recent learning of them by citizens of other countries is has caused a, “dramatic transformation in the population of those seeking to enter our country legally”. These other countries have expanded to over 20. The DHS reports migrants among the caravan not only to be from Central and South American but as well as, “Somalia, India, Haiti, Afghanistan, and Bangladesh.” Author: a. s. ellzey https://asellzey.wordpress.com/ [...] Read more...

Should The U.N. Step In on the Migrant March?

October 22, 2018Mexico’s southern border is currently undergoing an immigration crisis. Migrants seeking solace and refuge from Guatemala, Honduras, El Salvador, and other Central and South American countries are traversing their way North trying to make it to America or at least into Mexico. Conflicting Reports Around 3,000 migrants have collectively caravanned to the border, however Time magazine reported that caravan has reached a third of its original size on Saturday when “its remaining members woke up on a bridge that divides the borders of Guatemala and Mexico and waited to get past a crossing guarded by hundreds of Mexican federal police”. However, Sunday morning (Oct. 21) Washington Post reports differently, “A migrant caravan whose numbers swelled overnight to an estimated 5,000 people at the Mexico-Guatemala border has resumed its march toward the U.S. frontier”. In the same report they claim, “It’s not immediately clear where the additional travelers materialized from”. On The Mexican Boarder The Mexican police have been somewhat successful at blockading the mass, but hundreds of illegals have already crossed through. If the situation worsens, President Trump has commented on the topic with a plan. The National Public Radio (NRP) reported on Friday, “He’s thanked Mexico for its efforts to stop the so-called caravan. He has also said he will close the U.S. border to these migrants”. This threat is preemptive and has not yet needed to be taken into action. The United Nation (U.N) is currently addressing the best way for their intervention to take place. The United Nations As of now the U.N. has only made vague statements concerning the individuals and the treatment they should be given with concerns to their human rights. Friday the Washington Post had this to say, “The U.N. special investigator on the human rights of migrants has a message for the Mexican and U.S. governments: Respect the human rights of every person on the caravan heading from Central America and consider each case individually”. The United Nations has been aware of Central and South American growing immigration crisis for quite a while, though seemingly has not stepped in preventatively. As early as May of 2018 the U.N. reported, “The number of people fleeing violence and persecution from States in Central America, including Guatemala, El Salvador and Honduras, has risen by nearly 60 per cent in the space of just a year, the UN refugee agency (UNHCR) has warned”. To escape and seek shelter from the ongoing rise of homicide and violence in their home countries these immigrants are hoping to find a better place to live instead of relying on their own governments to help them. The U.N. has known there to be a southbound immigration crisis on the North and South American hands for quite some time. The U.N. has this to report, “Since 2015, more than two million Venezuelans have left their country. Some 250,000 Venezuelans have remained in Ecuador”. From the same report the U.N. confirmed, “In early September, representatives from 12 Latin American nations met in Quito in a first step to devise a harmonized regional response. A second meeting is planned for the end of November, also in the Ecuadorian capital”. This meeting may come at either the perfect time or precisely too late. Decisions on whether or not the U.N. will support a military intervention is as well on the table, but still remains to be confirmed. Two Real Estate Brokerages Merge to Make a Monster

September 20, 2018Howard Hanna is Acquiring Allen Tate Howard Hanna Real Estate Services is acquiring Allen Tate Companies to create a powerhouse real estate force in the Mid-Atlantic and Eastern United States with 11,000 employees, the companies announced today. This is one of the many changes is brokerages happening. “We’ve created this new company with us being a partner with the Tate family and with Pat Riley where we are the majority shareholder, but we are a partnership,” Howard “Hoby” Hanna, president of Howard Hanna Real Estate Services told Inman. Allen Tate Companies, based in Charlotte, North Carolina, was the 10th ranked brokerage in terms of transactions in 2017 on the Real Trends 500, closing 22,273 transaction sides last year. It now joins Howard Hanna, which was ranked third on the same list – behind NRT and HomeServices of America – with 90,468 transactions closed in 2017. “For us to grow – and we’ve had the ambition to grow regionally and nationally as a company – we feel that this model could be something new that really appeals to well-run independent brokerage firms that the ownership still wants to stay engaged and be involved and entrepreneurial as opposed to selling 100 percent out to some of the other consolidates or acquirers,” said Hanna. “We become an option for them to remain as we grow the business.” In the Carolinas, Allen Tate will keep its name and in the eight other states that Howard Hanna operates, it will continue to operate as Howard Hanna — but they will all be in the same family of companies. With the acquisition, the Howard Hanna family of real estate companies now boasts more than 11,000 agents and employees in 326 offices across nine states. How Much Did It Cost? Hanna declined to say how much they paid but said it was in the range of four to six times the yearly earnings before interest, taxes, depreciation and amortization (EBITDA). Hanna told Inman he believes the deal was a fair market valuation for a company that has a great brand, great legacy and whose culture merges well with what his company has done. “Both companies were started by families and started in the late 1950s, we’ve grown up together in the industry with them and Pat Riley and I are both on the board of Leading Real Estate Companies of the World and our management teams have shared a lot of data over the years, our mortgage companies have shared best practices,” said Hanna. “So we think there’s an incredible synergy between our two companies.” The Future After the Allen Tate acquisition, Hanna said the company would like to expand even further. It’s looking not only in the Mid-Atlantic, Midwest and East but now the South. “I personally believe that there’s a market for like-minded companies to come together,” said Hanna. “We’ve obviously been very inquisitive over the last 15 years and we think this is a new strategy. A lot of times we find somebody that wants to do something and thinks they should merge but they still want to stay in the game and we believe this is a new model for us to do that, to achieve that success.” He added, “The right opportunities with the right entrepreneurial firms would attract us just about anywhere today.” Other real estate companies like Compass and Berkshire Hathaway HomeServices have made major headline acquisitions this year, but Hanna told Inman that this isn’t so much a defensive move against these companies, it’s been part of their business plan for the past 15 years. “We started in Pittsburg and began by doing acquisitions in Cleveland, New York, Michigan and Virginia, that’s been part of our business model,” said Hanna. “I think we put ourselves in a good capital position – we don’t have SoftBank behind us, we’ve got our family and the banks that support us for the measured risk we take – and it’s a time where we think people are looking for a different exit strategy or an opportunity.” As of today, Hanna claims the company has the leading market share in Ohio, Pennsylvania, North Carolina and New York. “We know this business, we have been a disruptor ourselves in the industry for a long time, going into markets and disrupting things and taking market share and growing,” said Hanna.
